AThe administration’s housing plan provides two types of assistance that are designed to help make mortgages more affordable for up to 9 million homeowners: refinancing and loan modification.
Special refinancing program. Many homeowners with more than 20 percent equity in their home can refinance their mortgage at today’s low rates and decrease their monthly payment by hundreds of dollars. But people whose home values have dropped significantly often have a tough time finding a lender that will refinance their mortgage, especially if they owe more than 80 percent of their home’s current value. This special program will help those people refinance into cheaper loans. To qualify, your loan must be owned or guaranteed by Fannie Mae or Freddie Mac, and you must not have missed any loan payments in the past 12 months. The deadline for refinancing under this program is in June 2010.

Your mortgage may be owned or guaranteed by Fannie Mae or Freddie Mac even if you send your monthly payments to a different mortgage company (the mortgage servicer). Ask the servicer whether Fannie or Freddie owns your loan, or you can look up your loan in the Freddie and Fannie databases at http://MakingHomeAffordable.gov.
Loan-modification program. This program is designed to help people who are struggling to make mortgage payments. The government will provide incentives for lenders to lower borrowers’ monthly mortgage payments to 31 percent of their gross monthly income, either by lowering the interest rate to as little as 2 percent or by extending the terms of the loan up to 40 years. Lenders can also lower the amount of principal owed. To qualify, the loan must have originated on or before Jan. 1, 2009, the principal balance cannot exceed $729,750, and the home must be a primary residence. Borrowers also have to document income and sign an affidavit of financial hardship. The modification must take place by Dec. 31, 2012.

We are a family of 6;married couple with 4 young children. In Janurary my husband lost his job.I only work part-time since my main priority has always been taking care of the children. My husband has been trying endlessly to find a new job, he is 42yrs.old with a good work history, experienced electrician and a liscensed CDL driver but seems to be getting passed over for younger, less qualified employees. In the mean time he has been doing odd jobs just to fill the basic needs of our family but we are unable to pay our mortgage payment of $1,250.00 at this time.We are good people and we love our children more than anything! The thought of loosing our home and having no where to live is terrifying. If there is anything we can do or if there is any help available for us please contact me.
sincerely,

My loan is a fannie mae loan with Countrywide. I am attemping to lower the interest and payment, as I have had a change in my income. I am a retiree. I am not behind in payments but it is getter hard to make them.
In order to make the loan modifications, Countrywide/Bank of America is charging over $5100 in points and over $4000 in document and other various fees. I thought the intent of the President’s plan was to help the homeowners, not cost them even more money that they cannot afford.
I was my understanding that the government has given funds to the banks.

I am 7 months behind my mortgage because my present lender is adamant in providing me with an adequate loan modification plan and making curent payment would significantly reduce my savings. I believe since I am hinging on a loan modification loan approval which is designed to reduce my mortgage payment, I should as well wait before making any payment. Hence my mortgage company is showing less interest concerning my situation. I will be faxing a third request to them today and hope that I wouldn’t have to wait 2 months like the last time before getting a response. They have promised to help this time around however I am very skeptical on their words. Any suggestions please?

There are several options either you can use a Hud approved agency by going to the Hud website or you can use a loan modification company just make sure that you do your research and make sure they are on the BBB they have attorneys on staff and they do a forensic audit and most of all a money back guarantee.

We are in the same boat in january 2007, I was put on bed rest due to complications with my pregnancy the doctors would not release me to go back to work so the company I worked for for ten years terminated me, so my husband and I lost a 20,000.00 a year income. The next year the morgage company put our house in foreclosure because we fell behind due to the economy. My husband is a truck driver and his pay checks went from a 800.00 a week to 400.00 dollars a week and we couldn’t make the payments that winter our power hit 400.00 to 500.00 a month. I was scared so went looking for goverment help, not knowing what I was doing, being scared of losing my house and nowhere to go with two little babies, I found a company out of California “Bill’s made Simple” to help me they promised me the moon but they worked more for the morgage company than for me they charged me 395.00+ a morgage payment for each loan and did nothing with the second morgage but left it behind. On the first morgage they got the payment uped another 200.00 a month. So now I pay over 1200.00 a month and am still struggling. We even did a volunitary reposesion of a vehicle and still can’t make it, my mogage company won’t work with us because they say our Gross income is to much and We can make it But we don’t actually get the gross income to pay all of our bills with. Everybody says sell your play toys, get ride of your credit cards. We don’t have any of those things so please let me know how to find some help that don’t cost me 1000.00 of dollars we don’t have. Thanks Michelle
